Something's always happening at Cape Harbour - and that helps attract buyers.
The waterfront community in Cape Coral has activities for everyone, every day of the week. Brunches, happy hours, yoga classes, sunset cruises, "Baby Boot Camp," dog classes, live entertainment - and plenty of shopping.
The community also hosts frequent special events and most are open to the public, like the New Year's Eve celebration. The first full week in January Cape Harbour features "Paint the Cape" - a plein air painting event.
"We'll have artists in from all over the country," said Laura Straus, managing broker for Realmark Realty Group, Cape Harbour's on-site sales office. "It will coincide with the Cape Coral Festival of Arts. The following weekend, the city of Cape Coral will have Tour de Cape here at Cape Harbour. It's a 5K run, or walk, with live music. On Sunday, there'll be cyclists, too. There could be as many as 500 to 600 people here."
People living or vacationing at Cape Harbour don't have to travel much beyond an elevator ride to enjoy events, shopping, dining and boating. It's all just outside the door. That was all part of Realmark Development president Will Stout's plan. He wanted to create a community with a marina as the focal point.
In addition to all the activities in the community, Straus reports they've had a busy season in sales, too.
"We've had a phenomenal season so far," Straus said. "We closed three condos in the month of December."
There are just 12 new units remaining in the Marina South condominium towers, according to Realmark sales agent Fran Breslin. The condos range from 1,365 square feet of air-conditioned living area to 1,798 square feet and are priced from $319,000 to $549,000.
"We had 13 units available but we just sold another one on New Year's Eve," Breslin said.
Some of those units are being sold completely furnished and are also in the vacation rental program.
"We have 10 units in our rental program and they're all fully booked for the season," Breslin said. "Many of them are booked by friends of residents. Then, they book them again for the next year. It's been going like that since the first year and now this is our third year."
The furnished condos include a penthouse unit, beautifully yet simply furnished, with spectacular views overlooking the marina, the wonderfully manicured grounds, the Caloosahatchee River and the coastal islands beyond. The 15th-floor Eleuthra model is a great room plan with 1,797 square feet of living area, two bedrooms, two baths, a small office or storage room and large screened lanai. Its list price is $549,000.

Another furnished unit located on the sixth floor also has lovely water views. The Bimini model is a great room plan with 1,529 square feet of living area, three bedrooms, two baths and two screened lanais. The furnished Bimini is listed at $399,000. There is another Bimini model available on the ninth floor, unfurnished, for $369,000.
In addition to the Marina South condos, if you want to get funky, try one of the Funky Fish Houses at Cape Harbour. The 19 single-family, waterfront homes feature Key West-style architecture, Caribbean colors, metal roofs and large outdoor decks cantilevered over the water. Each home has a dock space, many able to accommodate boats as large as 50 feet. One unit is almost complete and will be featured in the Lee Building Industry Association's Parade of Homes in February.
Of the 19 Gulf-access homesites, 12 are still available and are priced from $299,000 to $399,000.
"We wanted to move forward and keep developing and now we've got what we think is the most unique product in the country with our Funky Fish Houses," Stout said.
Considering the variety of product, the unique marina lifestyle community and all the activities and events, Cape Harbour has become a vibrant place to live, just as Stout had planned.
"We consider ourselves quite successful in this economy," Straus said.
